Mod Med House reimagines a 1990s North Avoca family home as a calm, tactile retreat shaped by the ease of Mediterranean living and the laid-back character of the Central Coast.

Working within the existing home, Fabric Studio reconfigured the rear wing to bring greater light, flow and purpose to the everyday spaces of family life. The brief called for a modern Mediterranean atmosphere with a coastal eclectic edge, a home that felt warm, relaxed and enduring, but still practical for children, entertaining and daily use.

At the centre of the renovation is a generous kitchen and dining space designed for gathering. A custom concrete island forms the sculptural anchor of the room, its soft curves and handmade imperfections giving the kitchen a sense of permanence and ease. Behind it, integrated joinery and pocket doors allow the working areas of the kitchen to be concealed or revealed, balancing family functionality with a refined visual calm.

The dining nook creates a more intimate moment within the open plan, a place for slow meals, conversation and connection. Beyond this, an under-stair wine cellar, a light-filled breakout space, a suspended fireplace, organic wall niches and a dedicated wellness area extend the home’s sense of retreat.

Materiality is central to the project. Concrete, Venetian plaster, terracotta, Moroccan tile, timber and softly brushed wall finishes create a layered palette that feels sun-worn, textured and quietly luxurious. The result is not a styled interpretation of the Mediterranean, but a home grounded in atmosphere, durability and lived experience.

Mod Med House reflects Fabric Studio’s approach to residential design: thoughtful planning, honest materials and spaces that make everyday rituals feel considered, connected and memorable.
